“Accessible” is one of the most overused and under-verified words in real estate. Builders and sellers use it freely. Marketing materials show beautiful photos. The floor plans look reasonable on paper.
Then someone who actually uses a wheelchair tries to live there for a week.
Before you commit money, energy, and emotional investment to a tiny or small home being sold as accessible, you need a checklist that goes past the branding and into the real dimensions of the space. Here’s what to ask.

Get the newsletterIs it a house, or is it a vehicle?
Ask this before anything else. The answer decides which rules the building had to follow, and it is the question that gets skipped.
A City of Edmonton report to council sets out the split plainly. The CSA Z240 RV series and the CSA Z241 park model trailer series “apply to vehicles and buildings for seasonal and recreational accommodation.” Dwellings intended for year-round, permanent occupancy are built to the CSA Z240 MH manufactured homes series. Factory-built buildings, modules and panels are certified under CSA A277. A unit carrying an RV or park model sticker was not built to be lived in all year.
That has an accessibility consequence sellers rarely raise. Ask directly which accessibility requirements, if any, the unit was assessed against. A seasonal-use vehicle standard and a building code are different documents and do not carry the same requirements.
The same report notes that some building code requirements are difficult to meet in very small spaces, and gives the example directly: many tiny homes place sleeping areas in raised lofts, “which would not meet typical ceiling heights for bedrooms.” A 2017 code change request asked that loft sleeping spaces be treated as built-in bunk beds instead. Read that back as an access question. A sleeping loft reached by a ladder is not a bedroom on one level, whatever the floor plan calls it.
So, three questions before the tape measure comes out. Which standard is this unit certified to, and can you see the sticker? Will the municipality allow it as a permanent residence on the lot you have in mind? And will your insurer and your lender treat it as a home?
Can you get in and out safely, every day?
This is the question that eliminates more “accessible” homes than any other.
- Is there a step-free entrance, a ramp or level access, including at the threshold itself? Not just at the door, but through it?
- What is the clear width of the front door opening? Note: the door size and the clear opening when the door is open are different measurements. Get the clear opening.
- Is the ramp slope gentle enough for your specific chair and your specific physical capacity? (Not “wheelchair accessible” in general, your chair, your body, your strength or battery level.)
- Is there a covered entry that handles rain, snow, and ice? A ramp that becomes dangerous in winter weather is a seasonal barrier, not a solved problem.
A home advertised as step-free can still have a single step at the threshold, a ramp too steep for a power chair, or no covered landing that makes a winter exit workable. Check all of it in person where you can, and in your chair.
Is the interior layout actually navigable?
- What is the minimum clear width of hallways and main circulation paths? A corridor sized for someone walking through it is not the same corridor sized for a chair, so get the number rather than the impression.
- Can you turn your chair around in the kitchen and bathroom? Not just pass through, turn around. CAN/ASC-2.8:2025, Canada’s accessible-ready housing standard, sets clear floor space at a minimum 1800 mm turning diameter, or 1800 mm by 1200 mm by 1200 mm for a T-turn. It adds that power-assisted wheelchairs may need a minimum turning diameter of 2100 mm and power-assisted scooters 3150 mm. If anyone quotes you 1.5 metres, measure again. Then measure your own chair in the actual space, because your equipment is the number that counts.
- Are all essential rooms on one level with no internal steps? Sleeping area, bathroom, kitchen, living space, all of it. If any essential function requires a step, the home isn’t accessible.
- Are there pinch points where your chair gets stuck, or where you’d have to do manoeuvres repeatedly every day to navigate basic spaces? Daily is the key word. Awkward once is different from awkward every single time.
How accessible is the bathroom, actually?
The bathroom is where the photographs and the measurements diverge most. The photos look fine. The reality is a three-point turn to get the door closed.
- Is the shower curbless, or close to it? Can your specific shower chair or shower wheelchair fit through the opening and into the space?
- Is there transfer space beside the toilet on the correct side for your needs? This is individual, find out which side you need before measuring.
- Is the sink usable from a seated position? Is there knee clearance underneath, or side access?
- Are grab bars installed, or is there reinforced blocking in the walls so grab bars can be added at the right height and location for you? CAN/ASC-2.8:2025 requires accessible-ready bathroom walls to be reinforced under CSA/ASC B652 clause 5.9.5, and notes that in wood stud walls that reinforcement is typically blocking, which also lets a vanity or a fixture be moved later.
If a builder says “we can add grab bars,” ask to see the blocking or structural reinforcement. Grab bars attached to standard drywall without blocking fail. That’s not a safety upgrade, it’s a liability.
Does the kitchen work from where you sit?
- What height are the counters, and is there at least one section at a height usable from a wheelchair? Is there knee clearance underneath that section?
- Are appliances, fridge, oven, dishwasher, microwave, reachable and operable from a wheelchair? This means not just reachable to open, but reachable to use safely. A wall oven with a bottom-opening door at counter height drops hot food directly in front of a wheelchair user. A side-swing door or drawer oven is a different experience entirely.
- Is there turning space in front of the appliances and sink, not just beside them?
- Are everyday items, dishes, food, cookware, stored at heights you can reach without a reaching aid on your best day? High and low storage might be available for things you need rarely. Daily items need to be at your accessible range.
Are controls, outlets, and storage at your height?
- Where are light switches? What height from the floor, and what style? Large rocker switches operable with a forearm are different from small toggles requiring fine motor grip.
- Where are power outlets, and at what height? Measure from the floor and try reaching one from your chair before you decide it is fine. Outlets set low against the baseboard are daily friction, and they are expensive to move once the walls are closed.
- Can you reach window latches, blinds, and door locks without a reaching aid from your seated position?
- Is there reachable storage for clothes, medication, and daily supplies? Not just closet space, reachable closet space.
How does the home handle temperature and environment?
- What insulation levels does the home have? What windows? If your condition or your medications affect how you handle heat or cold, this is the section to slow down on rather than skim.
- Does the temperature in the home stay relatively stable, or does it swing dramatically? A tiny home with insufficient insulation can become too hot to be safe in summer and too cold in winter, with less thermal mass to moderate the swings than a larger building.
- Can you control lighting and temperature from where you spend most of your time? Smart controls that work from a phone or by voice are meaningfully different from physical controls on the far wall.
- Is there adequate ventilation and natural light without glare that makes the space uncomfortable?
Where does your equipment live?
This one rarely appears in tiny home marketing, and it shapes every day you spend in the place.
- Is there a dedicated space to park and charge a power chair or scooter? Not a corner of the hallway where it blocks circulation, but designated space with a charging outlet in the right place. CAN/ASC-2.8:2025 makes the same point about garages and carports, noting that while current electrical and building codes ensure a basic number and distribution of receptacles, it is worth assessing whether additional outlets are needed for mobility device charging.
- Is there accessible storage for medical supplies, extra equipment, and anything else you need within reach but not on the floor?
- If you use or might need a ceiling lift or hoisting equipment, is there structural capacity to install it? This requires actual structural assessment, not a builder’s verbal assurance.
What happens as your needs change?
Tiny homes are often marketed as a forever solution. For people with disabilities, that framing deserves scrutiny.
- Can any part of the home be adapted later, wider doorways, different grab bar locations, lower counters, without major structural work?
- Is there space for a support worker to stay overnight if your needs change in that direction?
- How far are you from healthcare, specialist appointments, prescription pickup, and emergency services? In a tiny or remote home, these questions have weight.
The most useful question is: if my needs are somewhat more significant in three years than they are today, does this home still work? If the honest answer is no, that’s information you need before signing.
Trust your body more than the marketing
The only reliable way to assess a tiny home is to be in it. In your chair, on your actual day, with your actual equipment.
Walk through your day mentally: Where do you wake up? How do you get to the bathroom? How do you prepare food? Where do you rest? Where does your chair park? What happens on a hard day when you have less capacity than usual?
If any part of that feels like constant work, listen to that signal. A home that’s exhausting to navigate isn’t accessible, it’s a space you’re adapting yourself to fit, rather than a space that fits you.
You deserve a home that’s actually on your side. Not just photographed well.
