Sustainability conversations about housing tend to focus on the obvious metrics: energy consumption, carbon emissions, material choices, solar potential. What they rarely talk about is who actually gets to live in those homes, and for how long.
That’s a sustainability problem. And it’s one the housing industry is slowly beginning to acknowledge.
The core argument
Here it is plainly: a home that forces someone to move out, pay for expensive renovations, or go into institutional care because of the way it was designed is not a sustainable home. Full stop. It consumes more resources, not fewer. It disrupts communities. It generates construction waste, relocation costs, and infrastructure demands that could all have been avoided.

What gets wasted when design ignores disability
Think about what happens when a house fails someone with a disability or a person aging in place:
The bathroom that can’t accommodate a shower chair gets ripped out and rebuilt. The doorways that are too narrow for a wheelchair get widened at real cost, generating construction debris and disruption. The person who can’t safely navigate their own home moves to a care facility, where their house sits empty, changes hands, or gets renovated for the next occupant, only to potentially fail them too.
Every one of those outcomes is resource-intensive. Every one of them was preventable at the design stage.
The research here is thinner than the argument deserves, and it does not measure the thing you would most want measured. Su-Min Cha’s 2025 systematic review in Healthcare pooled 20 studies of home modifications for older adults. Thirteen of them, 65 per cent, confirmed benefits for fall prevention, functional independence and cost savings, and Cha names bathroom modifications, grab bars and stair railings as the most impactful interventions. Cha also reports that low-cost modifications such as grab bars and improved lighting are highly cost-effective, while adding in the same breath that research on cost-effectiveness remains limited.
Two honest caveats. The review is international and United States-weighted, not Canadian; the largest single share of included studies, five of 20, came from the US. And Cha lists the lack of long-term follow-up data as a key limitation, which means the evidence supports the small changes without yet measuring how many years they buy anyone. Nobody has run the study that would settle this. That is worth saying out loud rather than papering over.
Universal design as long-term resource efficiency
Universal design is the principle of building homes that are usable across the full range of human ability and life stage. Step-free entries. Doorways wide enough that a mobility aid clears the frame. Reachable controls, switches, thermostats, outlets, at heights that work seated and standing. Adaptable bathrooms with reinforced walls. Layouts flexible enough to take a different mobility situation than the one they were drawn for.
The order of operations is what drives the cost. A doorway widened after the fact means structural work, drywall repair, painting, and floor transitions; the same width drawn in at the design stage means none of that. Canada’s accessible-ready housing standard makes the same point about wiring, noting that for power-assisted doors “the cost of the electrical installation is lower during original construction than it is as part of a retrofit,” which is why it requires the rough-in be run with the rest of the house.
That is the whole calculus. Plan for it early, or pay for it in money, materials and disruption later.
What Canada actually has on the books
Two national standards cover this ground, and one widely cited program is not a standard at all.
CSA/ASC B652:23, Accessible Dwellings, is a National Standard of Canada. It sets out requirements and recommendations for designing and building accessible dwellings for people with physical, sensory or cognitive disabilities, or a combination. CAN/ASC-2.8:2025, Accessible-Ready Housing, was published by Accessibility Standards Canada in May 2025. It is the first edition. It covers entrances, parking, common areas, interior paths, kitchens, bathrooms and emergency features, and it aligns with CSA/ASC B652. Its organizing idea is Design for Accessible-Ready: the accessibility requirement goes into the drawings and the structure so it can be built later without disturbing structural, electrical, plumbing or HVAC systems. Walls carrying such a feature must be reinforced, and the structural drawings must record the reinforcement material, location, connection and load capacity. Where a lift might go later, the floor opening must include a plug capable of carrying the full load of the floor.
Neither document is a building code.
The Canadian Home Builders’ Association runs something different, and it is often described inaccurately. Adaptiv Home is not a standard. It is a renovation approach with a manual and a course covering ramps and slopes, zero-step thresholds, curbless showers, accessibility equipment and home automation. CHBA members who complete the course are listed in its Qualified Adaptiv Home Specialists directory, which is a way to find a renovator rather than a specification to build to.
What this means for you right now
If you’re building, renovating, or advising on a home, these are the questions worth asking early:
Can a wheelchair user turn around in the main bathroom and kitchen? Is the entry step-free, or can it be made so without major structural work? Are walls reinforced (or reinforced-ready) for grab bar installation? Are doorways wide enough that a mobility aid doesn’t require body-contact with the frame? Are controls at heights reachable from a seated position?
If you’re renting or buying an existing home, asking about adaptability is reasonable. Not every home can be made fully accessible without significant work, but knowing what’s possible and at what cost is information worth having before you’re in a crisis.
The bigger frame
An accessible home is a home that can absorb change. Ageing, a new diagnosis, an acquired disability, a different person moving in ten years from now. It does not need gutting each time, and it does not become useless to a large share of the population the moment it changes hands.
The renovation is coming either way. Accessibility Standards Canada notes that bathrooms in Canada are retrofitted on average every 15 years, which is the reasoning behind requiring at least one accessible-ready bathroom in the first place. If the walls are getting opened anyway, the question is only whether the blocking goes in this time or the next.
That is a responsible use of land, materials, labour and money. It is also what sustainable housing actually means.
Accessibility and durability are the same question asked twice. A house that stops working for the person inside it has failed, whatever its energy rating says.
